100 Liverpool Street is British Land’s first net zero carbon development. The goal to drive carbon out of the construction process was achieved by using 50% of the existing superstructure and 100% of the existing substructure.

Designed by Hopkins Architects and completed in 2022, the 1980s building (originally designed by ARUP) underwent a comprehensive transformation, with its structural frame preserved and cores strategically relocated to the perimeter. This redesign maximises floor space and creates more adaptable office layouts as well as retail space to the ground floor and is now 69 000 m2 – this includes a ninth-floor restaurant with views of St. Paul’s Cathedral.

The project is part of a broader urban regeneration initiative, revitalising the streetscape and introducing contemporary workspaces to this historic financial district. The recent permanent art installation by Yayoi Kassuma, “infinite accumulation” that sits outside the building is a perfect addition the ever evolving city.


D2E delivered the vertical transportation strategy for this development from RIBA Stage 2 through to Stage 7. This included our comprehensive site assurance service, ensuring that both performance and quality met the client’s requirements.


The project featured a total of 33 lifts and 9 escalators, seamlessly addressing the vertical transportation needs of the development.
