Sixty Three Coleman – keeping the facade and changing everything else.

Rather than a straightforward refurbishment, this was a comprehensive redevelopment in the City of London’s Bank Conservation Area. The City of London granted planning approval in 2022 for the demolition of three existing buildings on the site, retaining only the front façade of 63 Coleman Street, behind which contractors built an entirely new structure.

The Architect

Emrys Architects, a London-based practice, led the design, delivering around 56,000 sq ft of flexible workspace with rooftop amenity spaces and an improved public realm, sensitively enhancing the character of the local conservation area.

The Design

Alongside the retained façade of 63 Coleman Street, Emrys introduced new contemporary façades to both Coleman Street and Moorgate, drawing on the proportion and materials found in the locality, a palette of limestone, rich black faience, and bronze window frames. The scheme also features a communal roof terrace, two floors with private terraces, and a small retail unit at the corner of Moorgate. 3v Architectural Hardware worked alongside Forza doors to deliver high-spec products which were used throughout the building. Details are carefully considered with the curvature of the push plates matching the curvature of the vision panels.

Sustainability

The team designed the building to target BREEAM ‘Outstanding’, delivering a CAT A sustainable, low-carbon workplace, and won the City of London Considerate Contractors Gold Award for two consecutive years.
